What Is My Mobile Home Worth in Virginia?
There is no statewide number. A 1998 double-wide on five acres in Bedford County and the same home on a rented lot in Wise County are not remotely the same asset.
Land ownership is the biggest single factor
A home on land you own is real estate or close to it. A home on a rented lot is personal property whose value depends on lot rent and park approval.
In land-heavy Virginia markets, Bedford, Isle of Wight, Washington, Rockingham, the acreage often carries most of the value regardless of the home's condition.
Real property status affects the buyer pool
A home converted to real property under § 46.2-653.1 on a permanent foundation can be financed with conventional mortgage products. A titled home usually cannot be, which limits buyers to cash or chattel lending.
A larger buyer pool means higher prices. This is often worth more than any cosmetic improvement.
Age and the 1976 line
Homes built before June 15, 1976 predate the federal HUD code. They cannot be financed by mainstream lenders and many communities and localities restrict them. That materially reduces value.
Post-1976 homes vary widely; a mid-1990s double-wide is a very different product from a 2015 one.
Condition, but only some of it
Roof, floor structure and working heat drive value. Paint, flooring and cabinets barely move it, because the buyer most likely to purchase an as-is home is going to redo them anyway.
Local market reality
Southside and coalfield Virginia are low-priced, thin markets. The Shenandoah Valley and Hampton Roads are stronger. The same home genuinely is worth different amounts in Wise County and Rockingham County, and no online calculator captures that.
