Step 2
We check the two things that decide everything
Whether the home is still titled through the Virginia DMV or has been converted to real property under § 46.2-653.1, and who has legal authority to sign. Most stalled mobile home sales stall on one of those two.
Step 3
We give you a number and how we got to it
Repaired value, minus real repair costs, minus holding and resale costs, minus our margin. If the arithmetic does not produce an offer you would accept, we say so instead of anchoring you low and waiting.
Step 4
We close through a Virginia title company or attorney
Titled homes transfer by DMV title assignment; converted homes transfer by deed recorded with the circuit court clerk. Liens, back taxes and lot rent are settled at closing. You are paid at closing, not before you sign and not after.
When we tell people not to sell to us
If your home is a well-kept, post-1976 double-wide converted to real property on land with good access in a market with real demand, a conventional listing will usually net you more than we can pay. We will tell you that, because a seller who lists and does better is a better outcome than a seller who later feels rushed.
