What actually sets the price in Virginia
Manufactured homes do not price like site-built houses. There are no clean comparable sales for a 1993 single-wide on three acres outside Chatham, so value gets built from the parts.
- Land versus lot. If you own the acreage, the land is often worth more than the home and is valued separately. If you rent the lot, the sale hinges on lot rent, park approval and whether anything is owed.
- Title status. A home still titled with Virginia DMV transfers with a title. A home converted to real property under § 46.2-653.1 transfers with a deed recorded in circuit court. Getting this wrong is the most common reason a Virginia mobile home sale stalls.
- Age and the HUD line. Anything built before June 1976 sits outside the HUD code, which cuts off most financing and shrinks the buyer pool.
- Condition that costs real money. Roof, subfloor, HVAC, plumbing and moisture under the home drive far more of the number than cosmetics do.
- Where in Virginia. The same home prices differently in Chesapeake than it does in Wise County, and our regional factors reflect that.

- Does a pre-1976 mobile home have any value?
- Yes, but less. Homes built before the 1976 HUD code cannot be financed by most lenders and are hard to move into parks, so the buyer pool is small and cash prices are lower. We still buy them.
- Does owning the land change what my mobile home is worth?
- Substantially. When you own the acreage, the land is usually the larger part of the sale and is valued separately from the home. When you rent the lot, the sale depends on lot rent, park approval and any back rent owed.
- Is this estimate an offer?
- No. It is a range based on the details you enter. A firm number requires photos, the title or deed status, and any liens, back taxes or lot rent.
