VirginiaMobileHomeBuyer.com is a website created and operated by Titan Property Investors, a property investment company led by Jeff Campbell. Titan buys manufactured and mobile homes directly from owners. This website is not a separate company, a brokerage or a lead broker. Why we created this website
Owners of Virginia mobile and manufactured homes face a set of questions that almost nothing online answers for Virginia specifically. Most of what exists is either national and vague or written for site-built houses. We built a Virginia-only resource so an owner in Pittsylvania County or on a rented lot in Chesapeake can find out how titles, taxes, lot leases and value actually work here before deciding anything.

Virginia only, on purpose
Virginia has its own rules. Manufactured homes are titled through the DMV until they are converted to real property under Va. Code § 46.2-653.1 using Form VSA 35 and recorded with the circuit court clerk. Independent cities administer taxes separately from the counties that surround them. Lot rentals fall under the Manufactured Home Lot Rental Act in Title 55.1. None of that transfers from another state, which is why we do not work in one.
Our approach
We work from repaired value, real repair cost, holding and resale cost, and a margin that makes the work worth doing. When that arithmetic does not produce a number a seller should accept, we say so rather than making a low offer and waiting for circumstances to change.
