We buy mobile and manufactured homes in Virginia, homes on rented lots, homes on family acreage, inherited homes nobody has visited in years, and homes that need more work than the local market will pay for.

Virginia only, on purpose

Virginia has its own rules. Manufactured homes are titled through the DMV until they are converted to real property under Va. Code § 46.2-653.1 using Form VSA 35 and recorded with the circuit court clerk. Independent cities administer taxes separately from the counties that surround them. Lot rentals fall under the Manufactured Home Lot Rental Act in Title 55.1. None of that transfers from another state, which is why we do not work in one.

How we decide

We work from repaired value, real repair cost, holding and resale cost, and a margin that makes the work worth doing. When that arithmetic does not produce a number a seller should accept, we say so rather than making a low offer and waiting for circumstances to change.
