Pittsylvania County has more manufactured homes than any other county in Virginia: roughly 5,381 of its 29,443 housing units, about 18 in every 100 homes (U.S. Census Bureau, American Community Survey 2019 to 2023 five-year estimates). It is the largest county in the Commonwealth by land area, and much of its housing sits on private acreage along Route 29, Route 58 and the county roads that ring Danville. What the housing stock looks like here
Most of what we see here is a single-wide or double-wide on land the owner holds in their own name, often a family parcel that has been split among heirs. Homes from the 1980s and 1990s are common, and so are older pre-HUD-code units that were never re-titled after a move. A meaningful share of these homes have been converted to real property under Virginia law, which changes the paperwork completely. The title has been surrendered to DMV and the home now transfers with a deed.
