Moving a Mobile Home in Virginia: Costs and Rules
Moving a mobile home is not like moving furniture. For many older Virginia homes it is not economically or physically possible, and knowing that early prevents a lot of wasted effort.
What a move actually involves
Disconnecting utilities, removing skirting and any additions, preparing the frame, transporting on oversize-load permits, then setting, blocking, anchoring and reconnecting at the new site. Plus a new foundation or pad, well and septic if the destination is raw land.
Additions, porches and carports built onto a home usually cannot travel with it.
Permits and local rules
Oversize-load transport in Virginia requires permitting through the Virginia Department of Motor Vehicles hauling permit system, and routes matter.
Separately, the destination locality controls whether the home can be placed there at all. Virginia counties and towns set their own zoning, and many restrict manufactured homes by district, by age, or by design standard.
Check the destination's rules before paying anyone to move anything.
Age is the usual dealbreaker
Pre-1976 homes are restricted or refused for placement by many Virginia localities and by nearly all communities. Older post-1976 homes are often refused as well.
Beyond the rules, older units frequently cannot survive the road. A home that has sat on the same piers since 1982 may not arrive in one piece.
The economics
Move costs scale with size, distance, and site preparation at the far end. For a low-value older single-wide, that cost routinely exceeds anything the home is worth once it arrives.
