Who Actually Buys Mobile Homes in Virginia?
Understanding who can actually buy your home explains almost everything about the price you will be offered.
Retail buyers with a mortgage
The largest and best-paying pool. But they require the home to be real property on a permanent foundation, in financeable condition, and post-1976. If your home does not meet that, this pool is not available to you at any price.
Buyers using chattel financing
Personal property loans on titled homes exist but come with higher rates, shorter terms and age limits. A smaller pool, and their approvals are less certain.
Cash buyers and investors
This is who buys as-is homes, vacant homes, repair-heavy homes and homes on rented lots. They pay less because they take on repairs, holding costs and resale risk.

Park operators
Community owners sometimes buy homes on their own lots, particularly older ones they intend to replace. Worth asking if you rent a lot, they are already there.

For very old homes, the realistic buyer may be someone who wants the frame, axles, appliances or fixtures. That produces small numbers, and sometimes the honest outcome is that removal costs money rather than earns it.

Converted, financeable, on land, post-1976: list it retail. Titled, decent condition, on land: cash buyer or chattel buyer. On a rented lot: cash buyer or the park. Pre-1976 and rough: cash buyer, mover or salvage.
